The short answer: Pace is served by Santa Rosa County District Schools, which earned an "A" district grade from the Florida Department of Education for 2025-26. Pace High School earned an "A" that same year. But here's the part most buyers miss... a Pace mailing address does not tell you which school a home is zoned for. Zoning goes by the exact street address, and it can change. The right Pace real estate agent checks the zone on every single home before you fall in love with it.
I'm Christina Leavenworth. My team sells homes all over Pace, Milton and the rest of Santa Rosa County, and "which school is this house zoned for?" is one of the first questions we answer on almost every Pace search. Here's how it actually works.
Pace is an unincorporated community in Santa Rosa County, zip code 32571, about 25 minutes from downtown Pensacola. Every public school here is part of Santa Rosa County District Schools.
| Level | Schools in the Pace area |
|---|---|
| High school | Pace High School |
| Middle school | Thomas L. Sims Middle School, Avalon Middle School |
| Elementary | S.S. Dixon Primary School, S.S. Dixon Intermediate School, Bennett C. Russell Elementary School, Pea Ridge Elementary School |
| K-8 | Wallace Lake K-8 School |
For 2025-26, the state gave Santa Rosa County an "A" as a district, and 12 of its 29 graded schools earned an "A," including Pace High. Pea Ridge Elementary moved up from a "C" to a "B." Grades come out every summer, so always pull the current year. The Florida Department of Education posts every school's grade and the full report card for free at fldoe.org.
This is the mistake I see out-of-town buyers make the most. They search "Pace, FL" on Zillow, find a house they love, and assume it feeds into Pace High. Sometimes it doesn't.
School zones are drawn by the district, not by the post office. Homes near the edges of Pace, out toward Milton or down Avalon Boulevard, can be zoned differently than you'd guess from the map. And Pace has been one of the fastest-growing parts of Santa Rosa County, so the district adjusts zones and adds capacity as new neighborhoods fill in.
The school info on a listing isn't a guarantee either. It's typed in by the listing agent, and it can be out of date. The only answer that counts comes from the district. Santa Rosa County District Schools has a school locator on santarosaschools.org where you type in the exact address. We run that on every home before we write an offer, and I'd do it again right before closing if there's been any rezoning talk.
Any agent can open a door. If schools are driving your move, here's what you should expect from the agent you hire.
They start with the school, not the house. Tell me which school you want and I'll build the search around the streets zoned for it, instead of sending you 40 listings and letting you sort it out.
They verify zoning by address, in writing, from the district. Not from the listing. Not from a neighbor.
They know what's getting built. New construction is a huge part of the Pace market, and a brand new neighborhood may not be zoned the way the one next door is. Ask before you sign a builder contract.
They know the drive. Woodbine Road, Highway 90 and Five Points at school drop-off time are a real factor in where you'll want to live. So is the run down Avalon Boulevard to I-10 if you work in Pensacola.
They tell you about school choice. Santa Rosa County has a controlled open enrollment window each year for schools with space. It's not a sure thing, and I'd never tell you to buy a house counting on it. But you should know it exists.
Stonebrook Village, Woodbine Springs and Hammersmith come up on almost every Pace search, along with the newer construction communities off Woodbine Road and Chumuckla Highway. Each one has its own price range, HOA setup and commute. And again, each one needs its school zone checked by address. I'm happy to send you what's active in any of them with the zoning already verified.
Want the bigger picture on the area first? Here's my guide to living in Pace, FL.
A lot of Pace buyers are military, and a lot of them buy before they ever see the house in person. Pace is close to NAS Whiting Field in Milton and a reasonable drive to NAS Pensacola. If you're on orders and working a tight timeline, we do video walkthroughs, verify the school zone for you, and line up VA-friendly lenders and inspectors. My PCS to Pensacola guide covers the VA loan side.
If your home is zoned for a school buyers are searching for, that belongs in your marketing. We confirm the current zoning with the district, put it front and center in the listing, and make sure it shows up where relocating buyers are looking. It's one of the easiest ways to get the right buyer in the door fast.

Yes. Pace is growing quickly, and the district can adjust attendance zones as new neighborhoods and schools come online. Check for current and proposed changes before you buy.
