The 2026 Pensacola Parade of Homes is a free, self-guided tour of 38 newly built and remodeled homes across Escambia and Santa Rosa County, presented by the Home Builders Association of West Florida. Homes are open Friday and Saturday from 10 a.m. to 5 p.m., and Sunday from 12 to 4 p.m., spread across Cantonment, Pensacola, Molino, Pace, Milton, Navarre, and Gulf Breeze.

How to Tour the Parade Like a Buyer, Not a Browser

If you're seriously shopping, a little strategy turns Parade weekend from a fun afternoon into real progress on your home search. Here's what I tell my clients:

  • Plan your route by city. Pick one or two cities and loop them. You'll see more homes with far less driving between Escambia and Santa Rosa County.
  • Bring your own agent before you write anything. In Florida, the on-site sales rep works for the builder. Your own representation on that first visit protects you during a builder's contract — which looks nothing like the standard Florida Realtors AS-IS contract — and it doesn't cost you a dime as the buyer.
  • Ask about incentives, not just price. Builders often move on closing-cost credits, rate buydowns, and included upgrades before they touch the sticker price. Knowing what's negotiable is half the game.
  • Take notes on your real must-haves. Photograph the kitchen layout, the primary closet, the trim, the garage. By your third home you'll know exactly what you're willing to pay up for.
  • Remember the Parade is a snapshot, not the whole market. Love a floor plan but not the location? There's almost always a comparable home elsewhere in the Pensacola area — that's where having someone watching the entire market pays off.
