If you've driven Gulf Breeze Parkway lately you've seen the Rosemary Sound entrance going up between Woodlawn Beach and Navarre. Here's the quick version.

It's a D.R. Horton community in 32563, Santa Rosa County. Homes start around $419,900 and run from about 1,580 to 2,932 square feet across eleven floor plans. The part that makes it worth a look: a private beach and a community dock on Santa Rosa Sound, plus a pool and a pickleball court, with HOA dues of $653 a year. That's about $54 a month for water access, which is unusual around here.

What the builder's page won't tell you is the flood zone on the specific lot you're considering, which schools that address is zoned for, how the HOA reserves look behind a beach and a dock, or what a builder incentive really costs once you compare it against an outside lender.
